Divorce

Will buyers know we are getting divorced?

No. Marketing sells the property, not your circumstances. Nothing in the listing, the photography, the feature sheet or our conversations with buyers references a separation. The one thing that does announce it is two agents from two brokerages appearing on the same property, which is why we will not do it.
Will buyers know we are getting divorced?

No. Nothing we publish or say about your house tells a buyer that you are separating.

Marketing sells the property, not your circumstances. There is no field on a listing for the reason a house is for sale, and we do not volunteer one. Nothing in the listing, the photography, the feature sheet or our conversations with buyers references a separation.

What can give it away is not the paperwork. It is the presentation and the arrangement.

Presentation is the one people underestimate. A partly cleared out house reads as motivated, buyers read it correctly, and they write their offers accordingly. That is a preparation decision rather than a privacy one, and whether to stage is answered on its own page.

Access is the other. Showing instructions read as scheduling instructions and nothing else. We set the windows around who is actually in the house and when, and no buyer is told why access is arranged the way it is. Communication preferences read the same way, as ordinary logistics, including on the files where a court order sets them.

The one arrangement that announces a separation on its own is two agents from two brokerages appearing on the same property. Every agent and every buyer looking at that listing can read it. We will not take part in it, and the reasoning is set out in full on the page about whether each spouse can have their own agent. Two of our own agents on one listing agreement does not carry that signal, which is the version we do offer.

This is a different question from whether your consultation with us is confidential, which has its own page. That one is about what we do with what you tell us. This one is only about what the market sees.

What the market does see is a property presented properly and priced from current comparable sales, which is the same thing it sees on every file we run. That is the point of keeping your circumstances out of it. A buyer who cannot read a reason to press is a buyer negotiating against the house rather than against the two of you.

The Flowers Team has handled 50 divorce-related transactions since January 2024, and in 2026, 1 in every 7 Flowers Team transactions involves a separating household (Source: Flowers Team internal records, January 2024 to September 2026). Nothing on any of those listings said so.
