Divorce

Should I use a real estate agent who specializes in divorce?

Yes, and what you are looking for is documented experience rather than a badge. Ask how many separation and divorce files the agent has handled, how recently, and what their rule is for moving information between two people. The Flowers Team has handled 50 divorce-related transactions since January 2024, and in 2026, 1 in every 7 of our transactions involves a separating household (Source: Flowers Team internal records, January 2024 to September 2026).

There is no official divorce specialist designation in Ontario real estate. Any agent can put the word on a website. So the question is not whether someone calls themselves a divorce specialist. It is what they can show you when you ask. Ask how many separation and divorce files they have run, how recently, and what their rule is for moving information between two people who no longer agree on much. A number and a real example are worth more than a reassurance.

It matters because a divorce sale is two jobs rather than one. In an ordinary sale you are hiring someone to get the highest price. Here you are hiring someone to get the highest price while two people who are separating both come out of it believing the process was fair. Volume in ordinary sales does not predict the second job at all. An agent who has only ever sold for couples who are staying together will handle the first well and the other badly.

Specializing in divorce also does not mean the agent is a mediator, a lawyer or a financial advisor. Nobody on a real estate team settles anything between the two of you, drafts your agreement, or tells you what you are entitled to. What a divorce-experienced agent does is run the sale so that none of those arguments has to happen over the house.

Ours is the rule we state on day one, before anybody has a reason to wonder about it. Facts about the house and the sale go to both parties at the same time. Personal commentary shared with us stops with us. We represent the sale, not one spouse against the other. When you interview agents, ask for their version of that rule. If they do not have one, they have not done this often enough to have needed one.

Two things are worth checking yourself. Confirm the agent and the brokerage on the Real Estate Council of Ontario public register, which lists registration status and enforcement activity. Then ask which part of the process is going to be hardest and when it arrives. That second question sorts agents who have done this from agents who have read about it.
