We count this as transactions rather than sales alone, because a divorce file usually produces more than a listing. The Flowers Team has handled 50 divorce-related transactions since January 2024. Divorce files have grown from 6% of our business in 2024 to 15% in 2026 year to date. In 2026, 1 in every 7 Flowers Team transactions involves a separating household.
A transaction is one sale, purchase or lease in which the client was going through a separation or divorce. One couple often produces several, because a sale and two purchases is common. We count transactions, never households. Source: Flowers Team internal records, January 2024 to September 2026.
Divorce transactions rose from 9 in 2024 to 17 in 2025, and reached 24 by September 2026, 2.7 times the 2024 total with four months still to go.
We publish the number for two reasons. The first is that most agents cannot. Divorce work is rarely tagged in a brokerage’s records, so an agent who tells you they handle a lot of separations is usually estimating from memory. Ours is read out of our own file records rather than recalled, which is why it arrives with a date range and a definition attached instead of as a round number.
The second reason is that this is the question sitting underneath most of the other questions people ask us. What someone actually wants to know is whether the person handling the worst month of their life has done it before. Divorce sales fail on process rather than on marketing. Knowing which conversation comes first, when it is too early to list, and how information moves between two people who are barely speaking is learned by repetition, not by reading about it.
The volume is also why we built a process for this instead of treating each file as an exception. A team handling this much of it needs a rule that does not bend to the personalities in the room.
Two caveats, because a number without them is not worth much. The 2026 figure is year to date rather than a full year, and it is restated in January once the year closes. And the share of business figure moves with our total volume as well as with our divorce volume, so it is read alongside the transaction count rather than on its own.
