What should sellers expect to do to prepare for staging, and what is the seller responsible for?
Preparing for staging is a meaningful process, and at Flowers Team Real Estate, we want every seller to understand what their role looks like before stage day arrives. Tara Llewellyn, our Certified Staging Professional, provides a detailed written checklist after every consultation, but there are common themes that apply to most Milton homes.
Here is what sellers are responsible for before staging:
Decluttering and depersonalizing is the most important and time-consuming step. It means clearing every room of excess items, family photos, personal collections, and anything that makes the space feel like it belongs to one specific family. Tara describes it as starting to pre-pack. Sellers who approach it that way find it less overwhelming, and they arrive on moving day already ahead of the game.
An important caution about storage: if possible, avoid moving items into the garage. Buyers open closets and cupboards, and a garage packed to the ceiling tells a buyer the home lacks storage. Off-site storage is the better option. That said, if off-site storage is not an option, a tidy, organized garage is better than keeping clutter inside the home. Work with what you have, and Tara will advise on the best approach for your situation.
Painting is often on the list. If paint is worn, inconsistent throughout the home, or in non-neutral colors, Tara will likely recommend updating it. The critical rule here: do not choose paint colors before consulting Tara. There are dozens of shades of white, gray, and beige, and choosing the wrong one can undermine the entire staged look. Always get Tara's input on color before purchasing paint.
Minor repairs and updates may also be on the checklist: replacing dated light fixtures, updating hardware, touching up baseboards, cleaning exterior surfaces, and addressing any visible maintenance issues that could signal neglect to a buyer.
Deep cleaning throughout the home, including areas that rarely get attention, is expected before stage day. Our professional cleaner comes through after staging and before photography, but the base level of clean should already be in place.
