Sellers who live in a staged home use the staging furniture as their own throughout the listing period. They sit on the chairs, sleep in the beds, and use the staged spaces the same way they would use their own furniture. The only requirement is that everything is treated with care, which sellers consistently do because they understand the presentation stakes.


All linens are professionally laundered after each stage, so sellers are working with fresh, clean bedding and textiles from day one.


Living in a staged home does require a degree of adjustment during the listing period. Tara Llewellyn, our Certified Staging Professional, describes it as living a little lighter than normal. The practical approach is:


• Keep personal items tucked away under counters and pull them out only when needed

• Use baskets to store daily-use items out of sight

• Be ready to transition from daily life to show-ready quickly, because Milton's market can move fast and showings can be requested with short notice

• Keep the kitchen and bathrooms consistently clean and clear


The only time sellers should not be in the home is during stage day itself. Stage day involves the full staging crew, movers, cleaners, and our photography team, all working through the property in a coordinated, fast-moving operation. Having sellers in the home during that process is neither practical nor comfortable for anyone. Sellers are asked to be out for the day and to return in the evening once everything is complete.


For sellers with young children or pets, some choose to temporarily vacate the home during the active showing period for convenience. That is entirely a personal choice, not a requirement.
