How do I stage a home for photography and listing photos?
Staging for photography is not quite the same as staging for a showing, and at Flowers Team Real Estate, it is something Tara Llewellyn thinks about from the very first moment she walks into a property. Photography is the primary focus of our entire staging program because listing photos are a home's first showing.
Here is how Flowers Team stages specifically for the camera:
Every staging decision is made with the photographer's lens in mind. As Tara moves through a property designing the staging vision, she is simultaneously thinking about where the photographer will stand in each room and what angle they will want to capture. She stages for those specific shots.
Wide corner shots are the photographer's default in most rooms. Stage for those angles: ensure furniture placement opens up the room from the corner, that rugs are fully visible, and that nothing awkward falls in the foreground of the shot.
Sliding doors and large windows should be visible in as many shots as possible. Natural light and the outdoor view are assets, and photography should showcase them.
In the primary bedroom, the headboard placement is determined by where the window will appear in the shot. The window, the headboard, and the accessories around them all need to align so the photographer captures the full, beautiful impact of the room in one angle.
Hallway sight lines matter significantly. If a buyer walks off the staircase and can see down a long hallway toward a distant room, Tara ensures there is something beautiful at the end of that sight line, typically a chair placed in the corner by a window. That small moment photographs as a deliberate, designed space and creates a feeling of depth and curation.
Do not make the home too full or too spare. Too many items create visual clutter that reads as chaos in photos. Too few items read as cold and empty. The right amount of staging creates warmth and purpose in every frame.
