Here is where to focus when you have limited staging dollars:


Paint is the highest-return investment at any budget level. If walls are scuffed, worn, inconsistently colored, or painted in non-neutral tones, repainting delivers more visual impact per dollar than almost anything else. Even a couple of gallons of the right neutral paint can completely refresh a room. The caveat: consult with a staging professional before choosing your color. Painting the wrong shade of white after doing all that work is a costly mistake. If you can afford a professional painter, hire one. They are fast, efficient, and the result is cleaner than most DIY attempts.


Declutter and depersonalize at no cost. Remove every family photo, personal item, and non-essential piece of furniture. Edit the tops of side tables, counters, and bookcases down to almost nothing. Make rooms feel bigger by removing rather than adding. This costs nothing and makes a real difference in how buyers perceive the space.
