Staging a Home to Sell

How should I stage my primary bedroom when selling?

The primary bedroom is one of the most important rooms in any staged Milton home. At Flowers Team Real Estate, Tara Llewellyn approaches this room with a specific goal: it needs to feel like a sanctuary.

The primary bedroom is one of the most important rooms in any staged Milton home. At Flowers Team Real Estate, Tara Llewellyn approaches this room with a specific goal: it needs to feel like a sanctuary. Slightly elevated, warm, layered, and aspirational. Buyers should walk in and immediately feel something.

Here is how Flowers Team stages a primary bedroom for maximum impact:

The bed is the centrepiece and the starting point for all staging decisions. Headboard placement is determined by where Tara wants the window to appear in the photograph, because photographers will always try to capture the window in the shot. The headboard creates the focal wall, and everything flows from there.

Layer the bedding. A well-staged primary bedroom has multiple layers: a base duvet or comforter, additional accent pillows, a throw folded at the foot of the bed, and possibly a bench or upholstered piece at the base. The goal is warmth, not minimalism. Buyers who walk into a beautiful bed feel the quality of the space.

Curtains are always encouraged in the primary bedroom. They add softness, height, and a level of polish that uncovered windows simply cannot provide. Full-length curtains hung close to the ceiling make the room feel taller and more elegant.

Nightstands should be staged symmetrically on both sides of the bed with matching or coordinating lamps. The lamps introduce warm light that makes the room photograph beautifully.

Personal items should be completely removed: no family photos, no cluttered dressers, nothing that anchors the room to the current owner's life. The space needs to feel like it could be anyone's bedroom.

If there is an en suite, the sight line from the bedroom into the bathroom should be considered. A small vignette in the en suite, a folded towel, a single accent piece, creates a moment that the photographer will capture and that buyers will remember.
