How should I stage my living room to sell?
The living room is one of the first spaces buyers experience on a showing, and it needs to communicate a clear purpose, appropriate scale, and a look that photographs beautifully. At Flowers Team Real Estate, Tara Llewellyn stages every living room with both the buyer's in-person experience and the listing photo in mind.
Here is how Flowers Team approaches living room staging for sale:
Establish a clear identity for the room. A formal living room and a family room are not staged the same way. A formal living room calls for elevated, refined pieces: marble or glass surfaces, gold or brass accents, structured seating, and a look that feels grown up and sophisticated. A family room is more casual: sectionals or oversized comfortable chairs, warm textures, chunky coffee tables, and pieces that feel relaxed and livable. Know which one you are presenting and commit to it.
Scale is critical. Furniture that is too large makes a room feel crowded and small. Furniture that is too small makes the room feel underscaled and empty. Tara selects every piece specifically for the dimensions of the room, and this attention to scale is one of the most important things that separates professional staging from a well-meaning attempt.
In rooms with a sight line to an adjacent dining area, avoid pieces that obstruct the view. Large wingback chairs or heavy furniture placed across the opening between rooms can visually chop up the flow that buyers should be able to see and feel as they move through the space.
Avoid blocking windows. Natural light is one of the most valuable features any room can have. Staging should showcase windows, not hide them.
Layer the accessories. A well-staged living room has rugs that anchor the seating area, throw pillows that introduce texture and warmth, a carefully chosen coffee table arrangement, and greenery that brings the space to life. The principle is fewer, more impactful pieces rather than a collection of small items scattered throughout.
