How should I stage my kitchen for sale?
The kitchen communicates the overall quality and condition of a home more than almost any other room, and at Flowers Team Real Estate, we advise sellers to think carefully about both the presentation and the physical state of this space before listing. Here is what Flowers Team prioritizes in kitchen staging:
Countertops should be almost completely cleared. Leave only one or two intentional, beautiful objects: a bowl of lemons, a small potted herb, a single piece that adds warmth without adding clutter. Every coffee maker, toaster, knife block, and appliance that is not part of the design story should be put away. Buyers need to see the counter surface, and an uncluttered kitchen communicates storage and spaciousness.
If there is an island with seating, bar stools should be in place to demonstrate the functionality and social feel of the space.
If there is an eat-in kitchen area, a properly scaled table and chairs should be staged to show how the space functions.
Cupboards should be clean inside and out. If cabinet doors or drawer faces are dated, chipped, or worn, painting them is one of the highest-return investments a kitchen seller can make. Hardware can be updated relatively inexpensively and makes a meaningful visual difference.
If laminate countertops are in place, sellers should evaluate whether upgrading to stone is feasible within their timeline and budget. Stone countertops consistently produce a stronger return and communicate quality to buyers who are comparing similar properties.
Avoid bold colors on islands or cabinets. Dynamic colors like bold blue or dark green may feel current today, but they narrow the buyer pool. Neutral cabinet colors, white, off-white, cream, and taupe, appeal to the broadest range of buyers.
Faucets and fixtures are another easy, affordable upgrade that elevates the entire kitchen without a renovation. Builders typically install basic options, and a simple upgrade makes the home feel more finished.
