The cost of staging is absorbed into our fee and collected upon a successful sale. Our sellers do not write a cheque for staging before their home sells.


This is not the universal approach, and it is worth understanding how other agents in Milton typically handle it.


Some agents do not offer staging at all and leave sellers to arrange and pay for it entirely on their own. This means sellers are sourcing a stager, negotiating a separate contract, and paying upfront, often thousands of dollars before the home has even listed.


Other agents offer a staging referral, pointing sellers toward an outside company while taking no responsibility for the coordination, quality, or outcome. The seller pays the stager directly. The challenge with this model is that outside staging companies work from whatever inventory happens to be available. There is no guarantee of consistency, no control over what pieces arrive, and in an active market, availability can be limited. What looked good in a portfolio photo may not be what shows up on stage day.


Some agents have tried to build their own version of an in-house staging program, and a few keep a small selection of items in a storage unit. The sellers' only direct costs in the preparation phase are the things they choose to invest in personally: paint, light fixtures, minor repairs, and similar preparation items.
