Is staging worth it in a slow market?
In a slow market, staging is not just worth it. It may be the single most important thing a seller can do. At Flowers Team Real Estate, we have watched slow markets be genuinely treacherous for sellers who go to market without proper preparation, and staging is one of the most effective tools for protecting a seller's outcome when conditions are challenging.
Here is why staging matters more, not less, in a slow market:
In a slow market, buyers have more choices and less urgency. They can afford to be selective. When a buyer tours three similar homes in the same neighbourhood and one is beautifully staged while the others are not, the staged home wins the emotional competition. And in a slow market, emotional competition is often the only competition that matters.
A home that sits on market in a slow market sends a signal to buyers that something is wrong, whether or not that is true. Days on market become a negotiation tool that buyers use to push prices down. Staging helps reduce days on market by creating the strongest possible first impression and motivating buyers to act, rather than wait.
Staging also helps justify price. In a slow market, sellers who have not staged may find themselves under pressure to reduce. A well-staged home holds its price better because buyers can see the value clearly. They are not mentally subtracting for dated presentation, cluttered rooms, or a space that is difficult to visualize.
At Flowers Team Real Estate, we have taken over listings in slow markets where sellers were stuck, staged the property, and watched it sell. Sometimes at the same price the seller originally had in mind. The problem was not always price. Sometimes it was presentation.
