Scale of furniture is the most powerful tool. Having the right-sized furniture for a room is what brings it together and makes even an unusual space feel intentional. Oversized furniture in a small room amplifies the problem. Properly scaled furniture creates the impression of a complete, livable space.


When a room's purpose is ambiguous, Tara consults with the agent to determine what the likely buyer cares about. For example, in many Milton townhomes, there is a room that is too large to be a dining room and too oddly shaped to function as a conventional family room. In those cases, the question becomes: does this buyer pool value a dedicated dining space, a home office, or additional lounge space more? The answer determines how the room is staged.


Do not feel constrained by the original floor plan. If the builder designed a room as a living/dining combination and a different configuration serves buyers better, Tara has the flexibility and creativity to rethink it. The goal is not to honour the builder's original vision. The goal is to create a compelling version of the home for the buyer.


Think about sight lines. In open-plan Milton homes, what buyers see from the front door sets the tone for the entire showing. Stage so that the first view from the entry is clean, clear, and beautiful. Items that block sight lines or interrupt the flow from one space to the next should be removed or repositioned.
