Here is what the Ontario Tarion warranty covers:
- One-year warranty — covers defects in work and materials, Ontario Building Code violations, unauthorized substitutions, and water penetration.
- Two-year warranty — covers water penetration through the building envelope, defects in heating/plumbing/electrical delivery systems, and Building Code violations affecting health and safety.
- Seven-year warranty — covers major structural defects that result in the failure of a load-bearing part of the home or significantly impair use of the home.
- Deposit protection — Tarion protects buyer deposits up to $100,000 for freehold homes and $20,000 for condo units if the builder fails to close.
Important: the Tarion warranty does not cover normal wear and tear, cosmetic defects that don't affect function, damage caused by the homeowner, or issues arising from homeowner modifications. It also does not apply to resale homes.
