The median sale price followed suit, dipping to $955,352 , down from $1,005,000 last year. While prices saw a modest month-over-month gain of 1.41% , the year-over-year dip is welcome news for buyers who were previously priced out. This trend offers a strategic opportunity for those looking to enter the market or move up, especially with interest rate cuts anticipated this spring . As TRREB President Elechia Barry-Sproule noted, “Homeownership has become more affordable over the past 12 months, and we expect further rate cuts this spring. Buyers will also benefit from increased choice, giving them greater negotiating power.” Sales-to-New-Listings Ratio Signals a Buyer’s Market With a sales-to-new-listings ratio of just 0.28 , the Milton market is firmly in buyer’s territory .
