8 Essential Tips for Staging Your Home to Sell

Flowers Team Real Estate • June 28, 2024

Staging your home to sell is critical to the entire home-selling process. A staged home helps potential buyers see themselves making the property their next home rather than looking at an empty house.

Additionally, a well-staged home better showcases its condition and unique amenities and makes a better first impression. Otherwise, buyers may overlook or undervalue something that makes the property remarkable.

How can you stage your home to sell it as quickly as possible and for an ideal price? There are plenty of moving pieces; that’s why we’ve got you covered with ten tips for staging your home to sell.

declutter your home for sale

Tip 1: Declutter and Depersonalize

Nobody wants to see clutter when viewing a home. Clutter can take the focus away from the property, instead giving attention to the unorganized odds and ends throughout the house. If it’s bad enough, clutter can even be the main lasting impression of the property, which isn’t ideal for making a sale.

Similarly, depersonalizing helps potential buyers put themselves in the home, imagining how they’ll live there, rather than giving them the feeling like they’re walking around in someone else home.

Both of these tasks require organization, storage, and possibly deciding what to get rid of. Staging a home to sell means taking the time to remove anything that will detract from making a sale, and clutter and too much personalization are prime targets.

Tip 2: Deep Clean Every Room

This tip is simple yet one of the most important things you can do when staging your home. Deep cleaning goes beyond the basics and aims to remove every stain or blemish throughout the different services in the property.

It’s usually well worth hiring professional cleaners to handle the deep cleaning; they know how to remove different stains on specific surfaces.

Other than making a good impression, why does this matter? A deep-cleaned property better represents its current condition, as some cleanable issues can often look like permanent damage.

Tip 3: Neutralize Your Decor

Neutral decor is not only widely popular, it’s also less intrusive and takes attention away from the property. Bold wallpaper or paint colours can be great for living in the home, but they can be eye-sore and off-putting to potential future owners.

We’re not just looking at paint, though. Staging the home involves a wide range of decisions focused on making the home as appealing as possible. Making decisions based on prioritizing neutral decor goes far in helping viewers visualize themselves living on the property.

Tip 4: Maximize Curb Appeal

Most people know curb appeal is a significant factor in selling a home — it’s the impression your home makes when a potential buyer pulls up.

How can you make a strong first impression? Landscaping, exterior paint, and outdoor decor all convey a specific mood, paving the way for the interior. Put plenty of thought into how you can update or refine these elements to make the first impression you’re after.

Tip 5: Highlight Key Features

What amenities or attributes make your home stand out from other similar properties? Staging should focus on highlighting these features, making them draw in home buyers' attention, and making sure they remember these features days or weeks later.

Achieving this goal will certainly vary based on the specific feature you want to highlight. For example, if you have a room with a pool table and bar, go the extra mile to give the impression of being a real bar with neon signs and comfortable stools.

Define the key features you want to highlight, and then start brainstorming how you can make them stand out.

Tip 6: Arrange Furniture for Flow and Space

You can take the same furniture in a living room and arrange it so the space seems small or cramped, or arrange it differently and make the room look spacious and inviting.

Optimizing furniture arrangement can certainly be challenging, especially if you have no experience, but you can still bring in the experts to arrange furniture to make every room appealing. Don’t let furniture obstructing pathways or views make you lose the sale.

Tip 7: Update Lighting

Lighting can make all the difference in creating the right mood for a home. When staging, look to use layer lighting like table lamps or task lighting to showcase the ambiance you want to create.

However, you can also look at updating light fixtures to complement the decor and give off the right impression. Evaluate your current lighting and compare it to the latest trends in interior decor and consumer expectations.

Tip 8: Stage for the Buyer

Don’t stage for yourself; stage for the types of buyers who will be interested in the property. This can be more challenging than it seems, as it’s natural to make decor decisions based on your own preferences.

Yet, you need to look more broadly at design trends, recent home sales in the area, and any preferences you can infer about people looking at your type of property.

This tip might be the most challenging on this list, as stepping outside of what you think looks good is a big challenge. That’s why working with experts can go far in helping you appeal to the buyer and close the sale, rather than simply redecorating your home based on what you like.

Milton Real Estate Market Watch – April 2025 Milton Market Springs to Life: April 2025 Real Estate Report A seasonal lift in home sales, strong year-over-year growth, and a fresh influx of listings — Milton’s real estate market is showing promising movement this spring. Let’s unpack the latest numbers and what they mean for local buyers and sellers. Steady Momentum: Milton Sales Continue to Climb In line with typical seasonal patterns, home sales in Milton rose again in April 2025 , offering some relief after a sluggish winter. MILTON REALTORS® reported 156 residential sales through the TRREB MLS® System , marking a 7.5% increase compared to April 2024. This uptick signals growing confidence in the local market — a contrast to broader trends across the Greater Toronto Area, where many prospective buyers are still on the sidelines awaiting more clarity on borrowing costs and economic conditions. Inventory Surge Offers Buyers More Options April wasn’t just about rising sales — the number of new listings in Milton surged to 472 , a significant 51.77% increase year-over-year . This growth in supply has helped create more balanced conditions, offering buyers greater selection and negotiating power. TRREB Chief Information Officer Jason Mercer noted that "inventory levels remained elevated historically in April, pointing to substantial choice for households looking to purchase a home in the GTA." He added that the increased selection allowed buyers to better negotiate pricing, contributing to slightly softer prices on a seasonally adjusted basis.

Milton Real Estate Market Watch – March 2025 Affordability Improves While Inventory Grows: What Buyers Need to Know The Milton real estate market saw a shift in March 2025, bringing more affordability and increased inventory to the table. As borrowing costs eased and home prices edged lower compared to last year, homeownership became more attainable for many households considering a move. Prices Ease Year-Over-Year In March 2025, the average selling price in Milton was $989,662 , reflecting a 6.73% decrease compared to March 2024. The median sale price followed suit, dipping to $955,352 , down from $1,005,000 last year. While prices saw a modest month-over-month gain of 1.41% , the year-over-year dip is welcome news for buyers who were previously priced out. This trend offers a strategic opportunity for those looking to enter the market or move up, especially with interest rate cuts anticipated this spring . As TRREB President Elechia Barry-Sproule noted, “Homeownership has become more affordable over the past 12 months, and we expect further rate cuts this spring. Buyers will also benefit from increased choice, giving them greater negotiating power.” Sales-to-New-Listings Ratio Signals a Buyer’s Market With a sales-to-new-listings ratio of just 0.28 , the Milton market is firmly in buyer’s territory . This figure is down from 0.33 in February and far below the 0.60 threshold that typically indicates a seller's market. Buyers are clearly being cautious — and for good reason. According to TRREB’s Chief Information Officer Jason Mercer , “Given the current trade uncertainty and the upcoming federal election, many households are likely taking a wait-and-see approach... Home buyers need to feel their employment situation is solid before committing to monthly mortgage payments over the long term.”
